An AIA pay application is the standard package a contractor or subcontractor submits to get paid for work done in a billing period. It pairs AIA Document G702, the Application and Certificate for Payment that summarizes the contract sum, work completed, retainage, and current payment due, with AIA Document G703, the Continuation Sheet that breaks the contract into a line-by-line schedule of values. General contractors, owners, and lenders receive these every month and have to read and verify them before releasing payment.
G702 is the one-page summary and certification: original contract sum, change orders, total completed and stored to date, retainage, less previous certificates, and the current payment due. The G703 continuation sheet is the line-item schedule of values that supports a G702 application. Each row is a portion of the work (for example concrete, masonry, or electrical) with its scheduled value, the work completed in prior periods and this period, materials presently stored, the total completed and stored to date, the percent complete, the balance to finish, and the retainage held. It is the part that takes the most time to read and key by hand.
Read the G703 column by column: the description and scheduled value define each line of work, work completed previous plus this period shows progress, materials presently stored adds materials on site but not yet installed, and those add up to the total completed and stored to date. Percent complete and balance to finish come from that total, and retainage is the amount held back. DocuOCR reads every column on every row and keeps them aligned instead of merging them.
Stored materials are materials a contractor has bought and has on site or in approved storage but has not yet installed. On the G703 they appear in their own column, materials presently stored, so the contractor can bill for them before they go into the work. They are added to work completed to reach the total completed and stored to date. Extracting that column accurately matters because it is a common source of billing disputes.
Retainage is the percentage of each payment withheld until the work is complete, often five or ten percent. On the G703 it shows as a retainage column per line, sometimes split between completed work and stored materials. On the G702 it rolls up into the total retainage figure that reduces the amount earned to the current payment due.
